Describe what your organization provides for its customers:
Hogan Land Title has been around since 1964, starting out as an abstract company and transitioning into title insurance and escrow closings. What that means is we have a title plant for Greene, Christian, Taney and Stone County that is updated every day, which allows us to search any piece of real estate in all these counties to give an opinion of ownership, what liens are against it and all other matters that affect that piece of land. This info allows us to write a title insurance policy insuring ownership and lender liens on the piece of land. Secondly, we do escrow closings, which is the transfer of ownership from one party to another by way of deed and other documents needed to complete the closing. In this process as you can imagine we also deal with the funds needed for a real estate purchase, which can mean millions of dollars a day running through our company. Our other services include 1031 tax-deferred exchanges and construction disbursing.
Give us a brief history of your business and what makes it unique:
Our business success is defined by the repeat business that keeps coming into the Hogan offices year after year. I think our clients see us as the company that can get real estate deals closed no matter how complex and what the time frame is.
Hogan Land Title is a great place to work because of all the people we get to assist: getting someone into a new home, helping a business buy a commercial tract, or helping someone get out of ownership of a piece of real estate. We constantly have customers in and out of our offices who are completing a real estate transaction and we find it extremely rewarding to see a young couple close on their first house.
Where do you hope to see your business in 12 months?
We have some big plans pending for 2021, although it is likely our clients will never notice a difference except that it will allow us to be even more efficient and customer-focused.
What advice would you offer to someone looking for a title company?
When you are asked to choose a title insurance closing company, it is important to pick one that has been around for a long time and a company that is locally owned. On the escrow side, you are depositing funds to purchase a piece of real estate and you want to make sure your funds are protected by a company that has been around. Being locally owned is important and the owners of Hogan live here, spend money here, raise families here, and hire from here. They are a very well-known successful second and third generation family that has been here their whole lives and are committed to doing things for the benefit of this community and surrounding areas.
